Commercial Acoustics Testing & Building Performance Verification

Independent commercial acoustics field testing for architects, contractors, developers, building owners and facility managers.

On-Site Acoustic Testing (OSAT) measures acoustic performance in completed and occupied commercial buildings. Our work focuses on objective field measurements, diagnostic investigation, construction acceptance, corrective-work evaluation and retesting—not the sale or installation of acoustic products.

Commercial Building Acoustic Testing Services

Commercial acoustics covers a wide range of building-performance concerns. OSAT conducts testing in offices, hotels, healthcare facilities, educational and institutional buildings, mixed-use developments, data centers and other commercial properties. Depending on the project, measurements can include:

When Commercial Acoustic Testing Is Needed

Projects commonly require field testing during construction acceptance or commissioning, before a property transaction, after an occupant complaint, when design expectations and installed performance differ, or after remedial work. Results can establish existing conditions, identify limiting assemblies or transmission paths, and document performance against applicable project criteria.

Independent Verification and the Different Roles of Acoustic Providers

Commercial acoustic services may be offered by design consultants, product manufacturers, installation contractors, specialist laboratories and independent field-testing firms. Each has a useful role. Laboratory ratings describe tested specimens under controlled conditions; consultants develop designs and specifications; contractors and manufacturers provide or install systems. Field testing documents how the actual completed building performs.

OSAT specializes in independent measurement and verification. Because we do not depend on selling or installing acoustic products, we can work with the owner’s existing architect, engineer, contractor or supplier to evaluate the installation, investigate deficiencies and verify corrective work. Independent testing can complement—not replace—design, construction and laboratory testing.

From Initial Measurement to Retesting

When an assembly falls short of a project requirement, a rating alone may not explain why. OSAT can conduct targeted diagnostic measurements, help distinguish leakage from structural or flanking transmission, provide measurement-based feedback during corrective work and retest the completed repairs. See our building acoustics testing methods and case studies for examples of this approach.

Planning a Commercial Acoustic Test

Useful initial information includes the project location, building use, drawings or assembly descriptions, applicable specifications, the areas to be tested, whether construction is complete and the required schedule. OSAT can help determine which field measurement method and rating are appropriate.
